How to get started...

Soon, we will be able to set-up a full property management service including rent collection, tenant queries, maintenance and repairs services including annual gas and electric safety checks with property inspections every 6 months. Work delivered will be approved by yourself with additional charges for each job. 


What happens once you have contacted us? 


We want to make your journey as stress free as possible so we take care of the rest.

 

How to get started: 


  1. Get in contact and make an appointment for us to meet someone at the property. 
  2. We'll meet yourself or a designated person at the property your looking to have managed. 
  3. We'll assess the conditions of the property and if the property is part of a unit block, we will bring along a surveyor. (No charge to you)
  4. If the property meets all our satisfaction, we'll process a contract for you to read and sign. 
  5. Once contract is signed an activation fee from £50 will be required for set up.
  6.  You'll have an online account where you can access our direct contact information to contact us if and when required.
  7. Make sure you have annual gas and electric checks in place with certificates. 
  8. We can send a weekly/monthly statements of properties, with work in progress reports. You will be contacted if any work is required and will have a unique purchase order number for any orders. 
  9. Reports of property can be uploaded weekly or monthly to you via email.  
  10. You sit back and relax!

Property Management

Soon, we will be able to offer property management from the rent collection only service from 6% of monthly rental charges, to full property management at 10% of monthly gross income. Lease hold service charge management from 5% of monthly rate. (An additional activation fees will be required for setup after visiting the property and contracts are signed). These additional fees per unit are as follows:


Typical fees:

  • Property management - 12% Single Let or 15% HMO of gross rental income per month.
  • Activation fees apply from £50 per unit set up.


Where we can source property, we can also management them for you, taking all the time and stress away, giving you more freedom to do what you desire.


All Property Management service include:


  • Annual upkeep summaries of the property, interior an exterior (if required)
  • Receive income and expenditure reports monthly or quarterly per unit/block.
  • Tenant queries
  • 6 month checks inside property with notice given to tenants
  • We also look after your tenants making sure their happy in the home and are informed of their community surroundings.
  • Inventory listing (if required) 


Managing contactors (Additional charges):


  • Annual gas and electric checks (additional price range)
  • Project management for any maintenance contractor work including painting, decorating and handywork required (additional fees - depending on work space included)


Management for leasehold service charges:


  • Implement processes including, monthly invoices and DD collections
  •  Expenditure Control: Monthly allocate funds to specific cost centres to ensure transparency and accountability 
  •  Control and Record Keeping: Reconcile service charges and arrears promptly and maintain accurate records of payments. 
  •  Cost-Saving Measures: Implement cost-saving measures where possible without compromising on the quality of services 
  •  Reserve Fund Calculations: Establish a reserve fund to cover future major repairs and replacements 
  •  Account Preparation: Prepare detailed year-end accounts that include all income and expenditure 
  •  Presentation to Residents: Share the year-end accounts with all residents, providing a clear and comprehensive breakdown of how their contributions have been used 
  • Risk assessments on possible upcoming building costs
  •  Budget Preparation: Develop a detailed annual budget that outlines expected costs 
  • Monthly / annual reporting for variances on budgets and actuals
  • Minimum 12 months contract to establish costs efficiency
